Common Questions

How do I get an exact quote?
Fill out our contact form or call (236) 986-8179. Hamed will assess your property (sometimes via photos) and provide a firm, no-obligation quote before any work begins. No surprise charges — ever.
What areas do you serve?
We serve the entire Lower Mainland including Surrey, Burnaby, Langley, Coquitlam, Port Moody, Maple Ridge, Abbotsford and surrounding areas. Not sure if we cover your area? Just call us!
When do I pay?
You don't pay until the job is complete and you're 100% satisfied. We stand behind our work — if you're not happy, we'll make it right before we invoice you.
Is soft wash safe for my roof and siding?
Absolutely. Soft washing uses low pressure (similar to a garden hose) combined with professional-grade biodegradable solutions. It's safer than pressure washing for shingles, vinyl, stucco and painted surfaces — and more effective at killing moss and algae at the root.
How often should I get my gutters cleaned?
In the Lower Mainland, we recommend at least once a year — ideally in fall after leaves drop. If you have trees close to your home, twice a year (spring and fall) is ideal to prevent overflow and water damage.
Do I need to be home during the service?
Not necessarily. For exterior services, you don't need to be present as long as we have access to the areas being cleaned and a water source. We'll send you before/after photos and follow up when the job is done.

Professional Window Cleaning

Streak-free, crystal-clear windows using deionized water technology and professional-grade tools — safe for every home and building height.

Window cleaning with telescopic pole

How We Clean Your Windows

Our primary method uses professional telescopic water-fed poles combined with a Deionized (DI) water system. DI water is completely purified — stripped of all minerals and dissolved solids — so when it dries on your glass, it leaves absolutely zero residue, spots or streaks.

The soft brush head agitates and lifts dirt, grime and bio-film from the glass and frames, while the continuous pure water rinse carries it all away. The result is a finish that's often cleaner than what squeegees alone can achieve.

  • Telescopic poles reach up to 3–4 storeys safely from the ground — no ladders needed in most cases
  • Deionized water leaves zero mineral deposits or streaking as it dries
  • Frames, tracks and sills cleaned as part of every job
  • Screens removed, cleaned and reinstalled
Hard water stain removal on windows

Hard Stains & Specialty Situations

For stubborn hard water stains, calcium deposits, paint overspray or mineral buildup that pure water alone won't lift, we bring in ladders, professional squeegees and specialized glass-safe solutions.

We assess every window and apply the right technique for the situation — no one-size-fits-all approach. Hamed personally evaluates difficult cases to ensure nothing gets damaged in the process.

  • Hard water stain & calcium deposit removal
  • Paint overspray & construction residue
  • Commercial squeegees and detailing tools for tight frames
  • Safe for tempered, double-pane and specialty glass
  • Interior window cleaning available on request
📋

Specialty Pricing — Inspection Required

Hard stain removal, construction cleanup and specialty glass situations are assessed individually. Standard window pricing does not apply — Hamed will inspect the glass in person and provide a firm, no-obligation quote before any work begins.

Common Questions

How often should I get my windows cleaned?
For most homes in the Lower Mainland, twice a year (spring and fall) is ideal. If you're near a busy road, have trees close to the house or want to maintain peak curb appeal, quarterly cleaning is recommended. Commercial properties typically clean monthly.
Do I need to be home during the cleaning?
Not for exterior-only cleaning. As long as we have access to the outside of your home and a water source, you don't need to be present. We'll send before/after photos and follow up when done.
Will the deionized water leave spots?
No — that's the key advantage of DI water. Regular tap water contains dissolved minerals that leave white spots as it dries. Deionized water is stripped of all dissolved solids, so it dries completely clear with zero residue.
Do you clean interior windows too?
Yes, interior cleaning is available on request. Just let us know when booking and we'll include it in the quote.
Can you clean windows on a 3-storey home?
Yes. Our telescopic poles reach up to 3–4 storeys safely from the ground in most cases, eliminating the need for ladders. For very high or awkward access points, we'll assess the best approach during the free quote.

Professional Pressure Washing

Commercial-grade equipment and professional detergents to blast away years of grime, stains and buildup from any hard surface.

Pressure washing before and after

Commercial Equipment, Professional Results

We use commercial-grade hot and cold water pressure washers paired with surface cleaners — large rotating heads that clean flat surfaces evenly without the zebra-stripe lines you get from a standard wand.

For vertical surfaces, fences and detailed areas, we switch to a hand wand with the appropriate pressure and tip for the material. We never use maximum pressure on surfaces that can't handle it — every job is assessed first.

  • Commercial hot & cold water pressure washers for maximum cleaning power
  • Rotary surface cleaner for driveways, patios and flat concrete — streak-free results
  • Professional detergents and degreasers for oil stains, algae and bio-film
  • Pressure adjusted per surface type to prevent damage

Surfaces We Clean

🚗 Driveways & Concrete

Oil stains, tire marks, moss, algae and general grime removed from poured concrete, exposed aggregate and asphalt.

🪵 Decks & Patios

Wood, composite and concrete decks cleaned and brightened. Mold, mildew and weathering removed safely.

🚧 Fences & Walls

Wood, vinyl and concrete block fences. Retaining walls and garden borders cleared of moss and staining.

🎨 Graffiti Removal

Commercial-grade graffiti remover combined with pressure washing to restore surfaces to their original look.

🏗️ Sidewalks & Paths

Walkways, stairs and pathways cleared of bio-growth, stains and slippery moss — important for safety.

🏢 Commercial Exteriors

Building entrances, parking lots, loading docks and storefronts kept clean and professional-looking.

⚠️

The Right Pressure Matters

Using too much pressure on the wrong surface causes permanent damage — etching concrete, splintering wood or stripping paint. We always assess the surface and use the lowest effective pressure. Not every surface should be pressure washed — some are better suited to soft washing (see our Siding and Roof pages).

1

Site Assessment

We evaluate the surface type, staining level and any sensitive areas nearby before starting.

2

Pre-Treatment

Degreasers or detergents applied to heavy stains and allowed to dwell before washing.

3

Surface Clean

Rotary surface cleaner used on flat areas for even, streak-free results. Wand for edges and detail.

4

Rinse & Inspect

Full rinse of all areas. Stubborn spots re-treated as needed before we pack up.

Estimated Pricing

Pressure washing is priced by surface area and condition. Prices below are estimates — heavily soiled surfaces, oil stains or graffiti removal may require additional treatment and will be quoted separately.

🏠 Small Property

Driveway, path or small patio
Driveway / Concrete$200–$350
Deck or Patio$150–$250

🏢 Large / Commercial

📋

All prices are estimates only. Final price confirmed after a free assessment. Heavily stained surfaces, oil removal and graffiti are priced after inspection. No payment until the job is complete and you're 100% satisfied.

Common Questions

How often should I pressure wash my driveway?
Once a year is typical for most BC driveways. If you have oil stains from vehicles, tree sap or heavy moss growth, twice a year (spring and fall) keeps things well-maintained and prevents buildup from bonding permanently to the surface.
Can pressure washing damage my driveway or deck?
Only if the wrong pressure or technique is used. We always assess the surface first and use the appropriate pressure setting. Concrete, pavers and aggregate can handle higher pressure; older wood decks and painted surfaces need a much gentler approach. We never use maximum pressure unnecessarily.
Can you remove oil stains from my driveway?
Yes in most cases. We apply a commercial degreaser that dwells on the stain before pressure washing. Very old or deeply set oil stains may lighten significantly but may not disappear entirely — we'll be upfront about expectations before starting.
Do you use hot water or cold water?
We have both hot and cold water capability. Hot water is significantly more effective on oil, grease and organic buildup — it's what commercial and industrial cleaning uses. We'll use the appropriate setup for your job.

Siding Soft Wash Cleaning

Safe, low-pressure soft washing to eliminate algae, mold, mildew and oxidation from every type of siding — without damaging your home.

Siding soft wash before and after

Why Soft Wash?

Siding is not meant to be pressure washed. High pressure can force water behind panels, crack caulking, damage paint and void warranties. Soft washing uses the same pressure as a garden hose — the cleaning power comes from professional-grade biodegradable solutions, not force.

Our soft wash mix penetrates and kills algae, moss, mold and mildew at the root level — not just on the surface. This means results last significantly longer than a straight pressure wash rinse.

  • Low-pressure application — safe for all siding types and caulking
  • Kills algae, mold and mildew at the root — not just on the surface
  • Biodegradable, environmentally responsible solutions
  • No risk of water intrusion, paint damage or panel warping
  • Results last longer than pressure washing alone

Siding Types We Clean

🏠 Vinyl Siding

The most common siding in BC. Soft wash removes green and black algae streaks, oxidation and chalking effectively. Never use high pressure on vinyl — it warps and cracks.

🏗️ Stucco

Stucco is porous and traps organic growth deep in the texture. Our solution dwells and draws out algae before a gentle rinse. High pressure would erode the surface.

🪵 Hardie Board / Fibre Cement

Durable but paint can be sensitive. Soft wash is the manufacturer-recommended cleaning method for James Hardie and similar products.

🎨 Painted Wood Siding

Old-growth cedar and painted wood require the gentlest approach. We use diluted solutions and minimal pressure to preserve the paint and wood grain beneath.

🔩 Metal & Aluminum

Oxidation, rust streaks and bio-growth removed safely. We use pH-appropriate solutions to avoid etching or discoloration of aluminum panels.

🧱 Brick & Block

Efflorescence (white salt deposits), algae and staining treated with masonry-safe solutions and gentle rinsing.

1

Rinse & Prep

Windows, plants and sensitive areas pre-rinsed and protected before solution application.

2

Solution Applied

Biodegradable soft wash mix applied bottom to top to prevent streaking and ensure even coverage.

3

Dwell Time

Solution is left to break down and kill organic growth — typically 5–15 minutes depending on conditions.

4

Low-Pressure Rinse

Top to bottom rinse removes all solution and loosened organic matter cleanly.

5

Final Inspection

We walk the perimeter and re-treat any persistent spots before calling the job complete.

Estimated Pricing

Siding soft wash is priced at approximately $0.20/sq ft. Prices below are based on typical home sizes. Heavily soiled surfaces or multiple treatments may affect the final price.

🏠 Small Home

1 Storey · ~800–1,400 sq ft
Siding Soft Wash$190–$335

🏰 Large Home

2–3 Storey · ~2,400–4,000+ sq ft
Siding Soft Wash$575–$960+
📋

All prices are estimates only. Final price confirmed after a free assessment. Heavily soiled or multi-surface properties may require additional treatment. No payment until the job is complete and you're 100% satisfied.

Common Questions

How often should siding be soft washed?
In BC's wet climate, most homes develop visible algae and mildew on siding within 2–3 years. We recommend soft washing every 2 years at minimum, or annually if you have heavy tree cover, a north-facing wall or persistent green/black streaking.
Is soft wash safe for all siding types?
Yes — that's the primary advantage of soft washing over pressure washing. Low pressure is safe for vinyl, stucco, hardie board, painted wood, aluminum and brick. We adjust our solutions based on the specific material to ensure no discoloration or damage.
Will the cleaning solution harm my plants or lawn?
We pre-rinse all plants and landscaping before applying solution, and rinse again after. Our biodegradable solutions are diluted to a safe concentration for surrounding vegetation. We take care around gardens and flower beds.
Why does my siding keep getting green so fast?
Green algae on siding thrives in BC's damp, shaded conditions. North-facing walls and areas under tree canopy are especially prone. While soft washing removes it completely, the only long-term deterrent is reducing shade and moisture exposure — which isn't always practical. Regular cleaning every 1–2 years is the most effective solution.

Roof Soft Wash & Moss Removal

Protect your roof and extend its life. Professional moss removal, algae treatment and a 2-year moss-free warranty with prevention treatment.

Mossy roof being soft washed

Moss Is More Than Cosmetic

Moss, algae and lichen on your roof are not just an eyesore — they actively damage your roofing materials. Moss roots work their way under shingles and tiles, lifting them and allowing water infiltration. Algae creates black streaks that trap heat, accelerating shingle degradation. Lichen bonds directly to roofing material and is the hardest to remove.

Left untreated, organic growth shortens roof lifespan significantly — potentially by decades. In BC's wet climate, moss accumulation can happen within just a couple of years on an untreated roof.

  • Moss roots lift shingles and tiles, causing leaks and water damage
  • Algae traps UV heat, cracking and blistering asphalt shingles faster
  • Lichen chemically bonds to roofing and causes surface erosion
  • Organic debris in valleys blocks drainage and causes pooling
  • Insurance claims for roof damage are sometimes denied when moss is present
Roof soft wash worker with harness

How We Clean Your Roof

We never pressure wash roofs. High-pressure washing strips the granules from asphalt shingles — the protective layer that guards against UV and water — and can immediately void your shingle warranty. Our soft wash method uses low pressure (similar to a garden hose) combined with professional-grade solutions to kill and remove organic growth safely.

For heavy moss, manual scraping may be done carefully before the chemical treatment is applied. Every roof and every situation is assessed individually — we'll walk you through exactly what's needed and why before any work begins.

  • No pressure washing — soft wash only to protect granules and seals
  • Manual moss scraping where needed before chemical treatment
  • Professional biocide solution kills moss, algae and lichen at the root
  • Gutters and valleys cleared of all loosened debris after treatment
  • Moss prevention zinc or copper treatment applied on request
2YEAR WARRANTY

2-Year Moss-Free Warranty

When you add our moss prevention treatment to your roof cleaning, we back it with a 2-year warranty. If moss returns within 2 years of treatment, we will re-treat your roof at absolutely no charge. We stand behind our work — if the moss comes back, so do we.

Roof Types We Service

🏠 Asphalt Shingles

The most common roof in BC. Soft wash is the only safe cleaning method — pressure washing strips granules and voids warranty. We restore colour and kill growth without damage.

🏯 Cedar Shake & Shingles

Cedar is beautiful but highly susceptible to moss and moisture. Gentle cleaning with wood-safe solutions preserves the wood while eliminating organic growth.

🔩 Metal Roofing

Standing seam and corrugated metal roofs cleaned with pH-appropriate solutions to remove algae and bio-film without causing rust or surface etching.

🪨 Concrete & Clay Tile

Heavy tile roofs can trap significant organic growth in the texture. Low-pressure rinsing and appropriate solutions clean effectively without cracking or shifting tiles.

🏗️ Flat & Torch-On Roofs

Membrane and torch-on roofs cleaned with low pressure. Drainage inspected and cleared of debris that could cause ponding.

🌿

Moss Prevention — The Smart Investment

After cleaning, we apply a zinc or copper-based moss inhibitor to your roof. These minerals slowly release with each rain, creating an environment where moss, algae and lichen cannot re-establish. Combined with our 2-year warranty, prevention treatment is the single best investment you can make to protect your roof long-term.

Estimated Pricing

Roof soft wash is priced at $0.35/sq ft (standard) or $0.50/sq ft (metal roofs). Moss removal and prevention are priced separately after a free inspection — cost varies significantly based on moss coverage, roof pitch and condition.

Common Questions About Roof Cleaning

What is the best way to clean a roof?
Soft washing is the industry-recommended method for roof cleaning. It uses low pressure (similar to a garden hose) combined with professional-grade biocide solutions to kill and remove moss, algae and lichen at the root. Pressure washing strips protective granules from asphalt shingles and can void your warranty — it should never be used on roofs.
How often should your roof be cleaned?
In BC's wet climate, moss can re-establish within 2–3 years on an untreated roof. We recommend cleaning every 2–3 years, or when visible moss or algae growth is present. With a moss prevention treatment applied after cleaning, you can extend this to 3–5 years and benefit from our 2-year warranty.
What do pros use to clean roofs?
Professional roof cleaners use a combination of low-pressure spray equipment and biodegradable biocide solutions containing sodium hypochlorite or similar active ingredients. For heavy moss, manual scraping may be done carefully before chemical treatment. Zinc or copper-based inhibitors are applied for moss prevention.
What time of year is best to remove moss from a roof?
Late spring or early summer is ideal — moss is actively growing and absorbs treatment solution most effectively. However, roof cleaning can be done year-round in BC. Avoid treating during heavy rain (solution needs dwell time) or freezing temperatures.
What is roof soft wash?
Roof soft washing is a cleaning method that uses very low water pressure — comparable to a garden hose — combined with professional cleaning solutions to safely remove moss, algae, lichen and organic staining from roofing materials. Unlike pressure washing, it does not damage shingles, tiles or seals, and the chemical treatment kills growth at the root for longer-lasting results.

Moss damage compounds over time. Book a free inspection — Hamed will assess your roof and give you a clear, honest recommendation with no pressure.

Gutter Cleaning & Whitening

Clogged gutters are one of the most common — and preventable — causes of home water damage. We clean, flush and restore your gutters completely.

Gutter cleaning - removing debris

Why Clean Gutters Matter

Your gutters direct thousands of litres of rainwater away from your home's foundation, walls and landscaping every year. When they're blocked with leaves, pine needles, moss and debris, that water overflows — running down your siding, pooling at your foundation and soaking into your fascia boards.

In BC's heavy rain season, clogged gutters can cause fascia rot, basement flooding, landscape erosion and foundation damage. Regular cleaning — at least once a year, twice if you have trees nearby — is one of the most cost-effective forms of home maintenance you can do.

  • All leaves, debris, moss and sludge cleared by hand and blower
  • Downspouts flushed to confirm clear flow all the way through
  • Gutter condition inspected — we flag any sagging, leaks or damage
  • Before and after photos provided on request
Gutter whitening and exterior cleaning

Gutter Whitening & Brightening

Over time, gutters develop dark streaks called "tiger stripes" — these are caused by electrostatic bonding of roof runoff and oxidation that regular washing simply cannot remove. Gutter whitening uses a specialized chemical brightener that breaks this bond and lifts the staining back to the original colour.

The result is gutters that look nearly new again — a significant boost to your home's curb appeal that most people don't even know is possible. Whitening is done after cleaning and is available as an add-on service.

  • Removes tiger stripes, oxidation and deep surface staining
  • Applied to exterior face of gutter with soft brush and chemical brightener
  • Safe for aluminum, vinyl and steel gutters
  • Dramatically improves curb appeal and perceived home condition
📅

How Often Should You Clean Your Gutters?

In the Lower Mainland, we recommend at minimum once per year — ideally in late fall after leaves have dropped. If you have trees close to your home (especially cedars, firs or maples), twice per year in spring and fall is ideal. Neglecting gutters for multiple years can result in compacted, rotting debris that is significantly harder and more expensive to clear.

Estimated Pricing

Gutter cleaning is priced by linear foot (~$1.50–$2/ft). Whitening is priced separately (~$0.75–$1.25/ft). Prices below are based on typical gutter lengths per home size.

🏠 Small Home

~80–120 linear ft gutters
Gutter Cleaning$160–$240
+ Gutter Exterior Cleaning$80–$120
+ Gutter Whitening$60–$90

🏰 Large Home

~180–260+ linear ft gutters
Gutter Cleaning$360–$520+
+ Gutter Exterior Cleaning$180–$260+
+ Gutter Whitening$135–$195+
📋

All prices are estimates only. Final price confirmed after a free assessment. Save $50 when bundling gutter cleaning with window cleaning. No payment until the job is complete and you're 100% satisfied.

In the Lower Mainland, at least once per year — ideally in late fall after leaves have dropped. If you have trees close to your home, especially cedars, firs or maples, twice per year (spring and fall) is ideal to prevent overflow and water damage.
What happens if I don't clean my gutters?
Blocked gutters overflow during rain, sending water down your siding, into your fascia boards and toward your foundation. Over time this causes fascia rot, soffit damage, mold behind walls, basement moisture issues and foundation erosion — all far more expensive to fix than regular cleaning.
What is gutter whitening and do I need it?
Gutter whitening removes the dark vertical streaks (called tiger stripes) that form on the outside face of gutters from electrostatic bonding of oxidation and roof runoff. Regular cleaning won't remove them — they require a specialized chemical brightener. It's not essential but dramatically improves curb appeal and makes your gutters look nearly new.
Do you check for gutter damage during cleaning?
Yes — we inspect gutters for sagging sections, separated joints, improper slope and signs of leaking while we clean. If we spot anything concerning, we'll flag it for you before we leave. We don't do gutter repairs ourselves but can recommend what to address.

First Impressions Start Outside

Your building's exterior is the first thing clients, customers and residents see. Dirty windows, stained entrances and grimy siding communicate neglect — regardless of what's happening inside. Regular professional cleaning maintains the standard your property deserves and protects your investment over the long term.

We work with property managers, strata councils, business owners and building operators to build maintenance schedules that fit your needs and budget. Flexible timing — early morning, evenings or weekends — to minimize disruption to your operations.
